A pest and dry rot inspection focuses on the areas of a home that are most susceptible to pests and dry rot. These areas typically include basements and crawl spaces. Attics can also be susceptible to wood rot due to leaks in the roof and susceptible to pests such as ants and other insects that make nests in the attic spaces. An important aspect of this inspection is to discover and document any contributing factors such as tree limbs and other vegetation in contact with the structure. Earth to wood contact of the structure is another area of concern as is poor gutter and ground drainage. It is very important to have any damage repaired but it is equally important that all the contributing factors be discovered and corrected as well.
