that the builder has every thing handled but reality is
much different. Most builders even the most reputable builders
use subcontract labor for the specialty areas such as plumbing,
heating, electrical, framing and such and these subcontracted
companies use hired individuals who are expected to complete
their tasks as fast as possible in order to maximize the
company's profit. These subcontracted companies often have
to rotate crew members in order to cover other jobs that
they may have and often times information is not passed
from the crew member going out to the crew member coming
in and thus loose ends often go unnoticed.
The independent
inspector has the advantage in that he/she has no vested
interest in the project. The independent inspector is not
concerned about the bottom line or time schedules or distracted
by the vision of the completed project. The fact is that
the the inspection quite often pays for itself by bringing
to light one or more deficiencies that can lead to energy
loss or future damage and repair costs. One example was
the heating duct that was inadvertently not connected to
the floor register and was dumping warm air into the crawl
space; a significant loss of energy. Another example was
a drain pipe in the crawl space of a brand new house that
was missing a clean out plug and allowed a little bit of
waste water to dump into the crawl space every time the
