ELECTRICAL
EVALUATIONS
Thorough
electrical system evaluation
Where
most home inspectors fall s hort is where we excel and
that is the electrical system. A home inspector will
turn light switches on and off test outlets for power and
basic miss wirings such as reversed polarity and open grounds
along with a visual observation of the electrical panel. A
well trained inspector will do a good job at identifying many
potential hazards or defective electrical components but then
refer to an electrical specialist for concerns that go beyond
their knowledge base and training. As a professional inspector
and licensed electrical specialist we can take it to the next
level. This can be very important especially on older systems
that consist of antiquated components such as knob and tube
wiring, undersized services and panels as well as ungrounded
branch circuits, aluminum wiring and systems that have been
worked on or added to by unlicensed individuals just to name
a few. In addition Federal Pacific and Zinsco panels are always
supects for futher evaluation. Having a thorough evaluation
of your electrical system can help give you peace of mind.
Keep in mind that a home inspector will not open up outlets
, junction boxes or light fixtures to perform their evaluation
of the electrical system. This is an added service that we
can provide as a licensed specialist. Don't wait call now
for your evaluation. 503-632-5824.
Outlet efficiency
testing
Most
people will plug their appliance into an outlet and away they go.
This is fine this is exactly the way we want to use our outlets.
The whole story however is not being told. In today's high tech
world our house is full of sensitive electronic equipment such as
computers, high end stereos and televisions just to name a few.
The performance of these appliances is affected by the performance
of the outlet and the circuit it is connected to. For example a
worn outlet will have a loose grip on the attachment plug and depending
on the load will generate excessive heat. Poor splice connections
upstream in the circuit can produce heat and cause excessive voltage
drop at the outlet being used. The ideal voltage is 120 volts with
a recommended maximum voltage drop of 5 %. With the conditions mentioned
it is common to discover voltage drop at 7 to 8 % and as high as
10 to 13 %. Many installers in an effort to save a buck use
quick connects at their splices and outlets. These types of connections
can lead to poor performance at the outlets quite rapidly. The good
news is that these conditions can be corrected once they are discovered.
We also can identify other conditions such as open grounds, reversed
polarity, bootleg grounds and high ground impedances as well as
GFCI and AFCI testing. Some of the above mentioned conditions are
a serious safety concern and should be identified and corrected.
This is an added service that Professional Property Inspections
Inc. can provide so call now for your electrical outlet efficiency
